Tile Roofing in Cypress

We repair, relay and install clay and concrete tile roofs. Most tile leaks start under the tile, so we look there first. You get photos of what we find and a straight answer on whether a fix will hold or the roof needs more.

What Tile Roof Work Really Involves

Tile is tough. A good concrete or clay tile can outlast the house. The weak point is what sits under it: the underlayment, the flashing and the battens. Those wear out decades before the tile does, and that is where most leaks come from.

So a lot of tile work is not about new tile at all. We lift the tile, stack it, replace the underlayment and flashing, then lay the same tile back down. That's called a relay. When tile is broken, discontinued or worn through, we talk about a new tile roof or a switch to another material.

Our owner has 40 years of roofing experience, and much of it has been spent walking tile without breaking it. That matters. A careless step cracks tile, and a cracked tile is a new leak waiting for the winter rain.

Tile Jobs We Take On

Broken or shifted pieces

A tile that's split or has slid down the slope leaves a gap for sun and water. We pull the bad piece, set a new one and line up any that have wandered. If your profile or color is hard to source, you'll hear that from us before any work is scheduled.

Underlayment relays

Every tile comes off and gets stacked. New underlayment and battens go down, and your own tile goes back on in order. Your home looks the same from the curb, but the water barrier under it is new.

Flashing and valleys

Water collects and runs fastest at valleys, walls, chimneys and vent pipes. We swap out flashing that's rusted through or cut too short, and clear valleys packed with leaves.

Ridge and hip tiles

The caps along the top and the hips loosen as old mortar or fasteners give out. We reset and secure them so a gusty day doesn't peel them off.

New tile roofs

When the tile has reached the end, we build a new clay or concrete tile roof from the deck up. We pull the permit and set up the inspections.

Signs Your Tile Roof Needs Attention

  • Visible cracks or gaps

Once a piece breaks or goes missing, sun and rain hit the underlayment directly. Caught early, that is usually a quick swap.

  • Water stains after a rain

If the ceiling stains but the tile looks fine, the underlayment is likely worn out. This is the most common tile roof problem we see.

  • Tile chips in the gutters

Bits of tile or grit collecting in your gutters can mean pieces are breaking or wearing down at the edges.

  • Work by other trades

Solar panels, satellite dishes and antenna jobs often mean people walked your tile. Cracks from foot traffic are easy to miss from the ground.

  • A roof past 25 years

Many older tile roofs still have their first underlayment. If yours does, it's worth a look before it shows you a leak.

Step by Step on a Tile Job

  1. 1

    No-cost inspection

We cross the roof slowly, lift tiles at trouble spots and check the layer and flashing underneath. Every photo we take is yours, the good spots and the bad.

  2. 2

    Written estimate

We lay out the options in writing: spot repair, partial relay, full relay or new roof. We tell you which one we'd pick and why.

  3. 3

    Insurance, if it applies

If wind or impact broke tiles, our photos and notes help you file. We work directly with your insurance claim, but the adjuster decides what's covered, and we'll be honest about what likely is and isn't.

  4. 4

    The work

Tile gets stacked on the roof or set aside on padding. We protect your plants and walkways, do the underlayment and flashing, then relay the tile in order.

  5. 5

    Cleanup and final look

We clear broken pieces and nails, check the finished roof and walk you through the photos of the work.

What Moves the Price of Tile Work

No two tile jobs cost the same. Swapping three cracked pieces is a short visit, while a full relay can take days. We give you a number only after we've been up on the roof, and every line on the written estimate says what it pays for. If spreading out payments would help, you can apply for financing through Service Finance Company, subject to credit approval.

How much of the roof is involved
Swapping tiles is the smallest job. A relay costs more in labor because every tile comes off and goes back. A new roof adds the cost of tile.
Tile type and availability
Clay is heavier and more fragile than concrete. Discontinued profiles may need salvaged pieces or a section of new tile.
Roof size and pitch
More squares and steeper slopes take more time and more safety setup.
What's under the tile
Rotted battens or soft decking only show up once tile comes off. We photograph it and talk with you before adding anything.

Tile Roofing Questions

Something not covered here? (714) 710-1867

Can you reuse my tile?

Often, yes. Concrete and clay tile usually outlast the underlayment by many years. We expect a few pieces to break during a relay and plan for replacements. If too much is cracked or worn, we tell you before we start.

Will insurance pay for my tile roof?

That comes down to your policy and what caused the damage. Sudden events like a windstorm or something striking the roof may be covered. Underlayment that simply wore out with age usually isn't. We give you photos and notes and walk you through how a claim goes, but the coverage decision belongs to your adjuster.

Is it safe for you to walk on my tile?

We step where the tile is supported, on the lower part of each piece, and use pads where needed. Careless walking is a common cause of cracked tile, so we take our time.

Do I need a permit for tile work?

Small repairs usually don't. A relay or new roof typically does in Cypress and nearby cities like Los Alamitos and Garden Grove. We pull it and schedule the inspections.
