Roof Leak Repair in Cypress
A stain on the ceiling is the end of the trail, not the start. We track the leak uphill to the gap that lets water in, take pictures of it for you and repair that exact spot. If you plan to file a claim, we explain what your adjuster will want to see.
Finding the Leak Is Most of the Job
Water rarely comes in right above the drip. It slips past a cracked tile, runs down the underlayment, follows a rafter and shows up ten feet away. A patch over the wet spot usually fails with the next rain. That is why our first stop is the attic, then the roof surface right above it.
Most leaks come from a short list: worn flashing at chimneys, walls and skylights, cracked pipe boots, slipped or broken tiles, and underlayment that has dried out under the tile. Around Cypress, plenty of roofs sit quiet through the dry months and then leak with the first winter storm.
Our owner has 40 years of roofing experience, and that is what tracing takes: knowing how water moves on each kind of roof. When the leak is one failed part, we repair it. When it points to a roof that is worn out, we tell you and show you why.
What Our Leak Repair Covers
Tracing from attic and roof
We look from both sides. Inside, we check the decking for stains, rusty nail tips and wet insulation. Outside, we follow the path uphill from there until we find the opening.
Flashing repair
Step flashing, counterflashing and chimney or skylight flashing get resealed or replaced. Caulk smeared over old metal is a short fix, so we tell you when the metal itself needs to go.
Pipe boots and vents
Rubber boots crack in the sun and let water run straight down the pipe. We replace them and check the vent flashing around them.
Tile and shingle replacement
We match broken tiles or damaged shingles as closely as we can. On tile roofs we lift the area and check the underlayment, since that is the layer that actually keeps water out.
Soft decking
If the plywood under the leak has gone soft, we cut out that section and replace it before closing the roof back up.
A photo record
You get pictures of the problem, the work in progress and the finished repair. They help with a claim and they are good to keep with your home records.

Signs You Have a Roof Leak
- Ceiling or wall stains
- Yellow or brown rings, even dry ones, mean water got in at some point. They often grow a little with each storm.
- Bubbling paint or drywall
- Water trapped behind paint makes it blister. Look near the tops of walls and around light fixtures.
- A musty attic smell
- A damp, sour smell in the attic or a closet often shows up before any stain does.
- Wet insulation or daylight
- If the insulation is matted and damp, or you can see light through the roof boards, water has a way in.
- Drips only in wind-driven rain
- A leak that appears only when rain blows from one side usually points to flashing or a wall joint, not the main field of the roof.
How a Leak Repair Goes
- 1
Free inspection
You call and we set a time. We check the attic and the roof, take photos and show you where the water gets in.
- 2
Free written estimate
You get a written estimate listing the repair, the parts and what we may find underneath. Nothing starts until you say yes.
- 3
Insurance talk, if it applies
If the leak came from sudden damage, like wind lifting tiles, we explain how claims usually work and share our photos. We work directly with your insurance claim, and we are happy to be up top when the adjuster comes out to look. Your policy and the adjuster decide coverage, not us.
- 4
Repair day
We cover plants and walkways, open the area, fix the cause and rebuild it layer by layer. Small repairs often wrap up in a few hours.
- 5
Cleanup and walk-through
We pick up debris and sweep for nails. Then we go over the photos with you so you know exactly what was done.
What Moves the Price of a Leak Repair
Many leak repairs are small jobs, but no two are the same until we have seen the roof. The free inspection is how we price yours honestly. These are the things that make one repair bigger than another.
- Roof type
- Tile adds labor. Each piece comes off by hand, gets stacked out of the way and goes back down, and older tile can be brittle enough to crack if it is rushed. Flat roofs call for different materials again.
- What is under the surface
- If water has run for months, the underlayment or decking may be rotten. We cannot see that until we open it, so the estimate notes it up front as a possibility.
- Where the leak is
- A leak at a chimney, skylight or wall joint means flashing work, which takes more care than swapping a pipe boot.
- Roof height and slope
- A second story or a steep slope means harnesses, anchors and a slower pace. That adds labor time to the same size repair.
- Insurance and financing
- If the damage is covered, your policy and deductible shape what you pay. For bigger repairs, financing is available through Service Finance Company, subject to credit approval.
Roof Leak Questions
- Does homeowners insurance cover a leaking roof?
- Coverage turns on what let the water in. Sudden events, such as wind tearing loose tiles, are the kind of thing policies tend to cover, while slow wear and old age usually are not. We photograph what we find and explain it in plain words. Your adjuster decides, and we will never promise you a claim will be approved.
- Can you just patch it?
- Often, yes. If one boot or one stretch of flashing failed, a repair is the right answer. If the underlayment is worn out across the whole roof, patches keep failing and we will say so. Then we can talk about a larger roof repair or a roof replacement.
- Why does my roof only leak in heavy rain?
- Light rain runs off before it finds a gap. Heavy or wind-blown rain pushes water sideways under tiles and flashing, so it reaches weak spots it normally misses. That actually helps us, because it narrows down where to look.
- Do you fix leaks on tile roofs?
- Yes. Leaks under tile are common because the underlayment wears out long before the tile does. We lift, repair and relay the tile carefully. For bigger tile projects, see our Tile Roofing page.
- What materials do you use?
- For shingle work, we are an Owens Corning Preferred Contractor. On a repair, matching your existing roof matters most, so we choose materials that fit what is already up there.
