Asphalt Shingle Roofing in Cypress
Asphalt shingles cost less than tile, go on fast and hold up well when they are installed right. We put new shingle roofs on homes and fix worn ones. Before we recommend anything, we show you photos of what we found up there.
When Shingles Are the Right Roof for Your Home
A shingle roof is a good fit for most sloped roofs on single-family homes. It is lighter than tile, so it rarely needs framing work. It comes in a wide range of colors. And when one area gets damaged, we can replace a section instead of the whole roof.
Our owner has 40 years of roofing experience. That time on roofs is why we start with the deck and the flashing, not the shingles. Shingles are the part you see from the street. The real work of stopping rain happens below them, in the felt or synthetic sheet over the wood, the metal along edges and walls, and how each nail is placed.
We are an Owens Corning Preferred Contractor. If shingles are not the right call for your roof, we will tell you and talk through tile roofing or flat roofing instead.
What a Shingle Roof From Us Includes
Full tear-off to the deck
Old shingles and felt come off completely, so the bare sheathing is in plain view. Soft, rotted or delaminated boards get cut out and replaced before anything new goes on.
Fresh underlayment and edge metal
We roll a synthetic barrier across every square foot of wood before shingles go on. Drip edge is fastened along the eaves and the sloped sides. Together they stop wind from pushing rain up and under the bottom course.
Flashing done fresh
We replace step flashing at walls, pipe boots and chimney flashing instead of reusing old metal. Most leaks we see on shingle roofs start at flashing, not in the open field.
Correct nailing and starter rows
Starter strips at the edges and the right nail count in the right spot on each shingle. Shingles nailed too high are the ones that lift and peel in strong wind.
Ridge and attic ventilation
We check intake and exhaust venting. A hot, stuffy attic bakes shingles from below and shortens their life.
Cleanup with a magnet sweep
We tarp beds and walls, haul off the old roof and run a magnet over the driveway and yard for nails.
Signs Your Shingles Are Wearing Out
Grit piling up at downspouts
The colored granules on top of each shingle are what shield the asphalt from UV. When they wash off in heaps, the asphalt starts baking and cracking.
Curled or cupped edges
Years of strong sun dry shingles out until the corners turn up. Curled shingles catch wind and let rain under.
Missing or creased tabs
After a windy stretch, look for bare spots or tabs with a crease line across them. A creased shingle has lost its seal even if it is still there.
Stains on the ceiling
A tan or brown ring overhead, even a small one inside a closet, tells you the leak is not new. By the time it shows on drywall, water has soaked through more than once. Roof leak repair can often stop it, but the rest of the roof deserves a look too.
Sagging rooflines
A dip between rafters points to soft decking. That is a sign the problem has gone past the shingles.
Your Shingle Roof, Step by Step
- 1
Free look and pictures
We get on the roof, check the attic if you allow it and take a picture of each trouble spot. You keep those pictures and can see the condition of the roof for yourself.
- 2
Estimate on paper
Your free written estimate breaks out every piece: tear-off, decking allowance, underlayment, flashing, shingles and permit. When storm damage is part of it, we show you how to document it for your insurance claim and work with that claim directly. What gets covered is up to the adjuster.
- 3
Permit and delivery
We get the permit from the city and set the delivery date. The shingles typically show up the day before and are lifted onto the roof.
- 4
Old roof off, new roof on
One to three days covers most houses. We never open more roof than we can close the same day, and anything still open at night gets tarped.
- 5
Walk-around together
After the permit inspection passes, we walk the house with you and show you the new vents and flashing. You also get every photo from the first day to the last.
What Sets the Cost of a Shingle Roof
We price a shingle roof from your actual roof, not from a price sheet. The wood beneath the old shingles is the hardest part to predict, so it gets its own line on the estimate. Financing through Service Finance Company is available if paying over time is easier, subject to credit approval.
- Roof size and pitch
- A larger roof takes more shingles and more hours. A steep roof needs harnesses, roof jacks and slower footwork, which adds time to the job.
- How many old layers come off
- Plenty of older houses carry two layers of shingles. Every extra layer means more tear-off labor and higher dump fees.
- Shape of the plywood deck
- Plywood that is rotted or peeling apart must be swapped out. The amount only becomes clear after tear-off, so we show you the bad boards before we replace them.
- Which shingle and which color
- Architectural shingles cost more up front than plain three-tab, but they hold up longer and stand up to wind better. Color can also change how much heat the roof soaks up.
- Chimneys, skylights and vents
- Each hole through the roof gets its own flashing. The more of them you have, the more detail work the crew does.
Common Shingle Roof Questions
Something not covered here? (714) 710-1867
How many years will a shingle roof hold up?
Architectural shingles put on correctly commonly last 20 to 30 years. Harsh sun and a poorly vented attic cut that short. Careful nailing and new flashing push it toward the top of that range.
Can the new shingles go right over the old layer?
Code may permit it, but we seldom advise it. An extra layer covers up damaged decking and puts more weight on the house. Tearing everything off lets us repair the wood and lay the new shingles on a flat surface.
Does insurance cover a new shingle roof?
That comes down to your policy and the cause of the damage. Age and wear are usually left out, and sudden wind damage may be included. We photograph the roof, explain each step of the claim and work with your claim directly, but we never promise what the insurance company will pay.
Does someone need to be home during the job?
No. All we ask is a clear driveway for the trailer and access to one outside outlet. Tear-off day is loud, so lots of people head out for the day. We touch base with you every morning before work begins.
