Roof Inspections in Cypress, CA
We climb up, go over your roof one section at a time and take pictures of anything that looks off. Back on the ground, we walk you through it: what's holding up, what needs work, and whether the damage looks like something worth filing a claim over.
What a Roof Inspection Gets You
An inspection comes before every other decision. Before you pay for a repair, file a claim or start pricing a new roof, you should know what's really going on up there. From the driveway, most roofs look fine. From a few feet away, they tell a different story.
Our owner brings 40 years of roofing experience to the work we do, and you get the benefit of all of it on this visit. Four decades teaches you to tell a worn shingle from one the wind pried up, and a tile that cracked from age from one a cable installer stepped on. Those differences matter a great deal once a claim is part of the conversation.
There's no charge. You get photos, a written estimate if anything needs doing, and no pressure either way.
What We Check on Your Roof
Roof covering
We go slope by slope looking for cracked, slipped or missing tiles, lifted or creased shingles, and bare spots where granules have washed off. If the wear is bunched in one area instead of spread out, that usually points to a cause, and we tell you what it is.
Flashing and penetrations
Leaks most often begin at chimneys, skylights, vent pipes and the lines where a roof meets a wall. At each one we look for bent or rusted metal, cracked sealant and nails that have backed out.
Underlayment where we can see it
Tile can look perfect while the felt below it has dried out and torn. Where a tile is already loose or broken, we lift it, look underneath and report what we saw.
Attic and ceilings
If you're comfortable with it, we check the attic for stained or damp decking, pinholes of daylight and trapped heat. We also look over the ceilings in your home for old marks you may have stopped seeing.
Gutters and drainage
Gutters that are packed with debris or pulling away push water back under the roof edge. We note soft fascia and downspouts that empty right against the foundation.
Dated photos you keep
Each problem gets its own dated picture. The set is yours to use with us, with another contractor or with your insurance company.

Signs It's Time for an Inspection
- Brown marks on a ceiling
- Water got past the roof at some point, even if the mark is small and old. The real entry point is often several feet uphill from where the stain appears.
- A hard wind just blew through
- Santa Ana gusts can loosen shingle tabs and nudge tiles out of line without dropping anything in the yard. Catching it now beats finding it during the first winter rain.
- Debris where it shouldn't be
- Chunks of tile, scraps of shingle or a pile of granules at the bottom of a downspout all deserve a closer look.
- Your roof is 15 to 20 years old
- Around then, shingles start wearing thin and the underlayment beneath older tile begins to give out. Knowing where yours stands lets you budget ahead instead of scrambling.
- You're buying or selling
- An honest read on the roof helps both sides agree on a fair number.
How the Inspection Goes
- 1
A quick phone conversation
We ask how old the roof is, whether it has leaked and if a storm came through lately. Then we settle on a time that suits you. Se Habla Español, and we're glad to run the whole visit in Spanish if that's easier for your family.
- 2
Up on the roof
We tie off a ladder, walk the surface where it's safe and only put weight where tile can carry it. Plan on about an hour for most homes, attic included.
- 3
Going over the pictures together
Before we leave, we sit down with you and the photos. We sort out what's ordinary aging, what's real damage and what can safely wait a few years.
- 4
Your estimate, on paper
When something needs fixing, you get a free written estimate. For damage that looks storm related, we explain how the claim process usually runs and what adjusters tend to look for. Approval is your insurer's decision, not ours, so we won't promise it.
What Moves the Cost After an Inspection
The inspection itself costs you nothing. Any repair or replacement price comes from the conditions we actually see up there. These are the things that push that number up or down, and your estimate lists each one.
- Roof type
- Tile, asphalt shingle and flat roofs each call for different materials and labor. Fixing tile often means lifting and resetting rows to get at the underlayment.
- What's under the surface
- Soft decking or rotted fascia adds hours and materials. You'll see photos of it so you know why it's on the estimate.
- Size and pitch
- A bigger or steeper roof needs more material and more safety setup.
- Claims and financing
- If your insurer approves a claim, what you pay is usually your deductible plus anything the policy leaves out. Financing is also available through Service Finance Company, subject to credit approval.
Inspection Questions We Get
- Is there a charge for the inspection?
- No. The visit and any written estimate cost nothing, and inviting us out doesn't tie you to anything.
- What happens if my roof is fine?
- We'll tell you. Many roofs just need a slipped tile reset or a vent pipe resealed, and some need nothing. We'd rather be honest today and hear back from you when work is really needed.
- Can your photos help with my insurer?
- In many cases. We photograph each spot with something for scale, note its location on the roof and explain why it isn't ordinary wear. When a claim is open, we work directly with it and can meet the adjuster up top if you want. The adjuster still decides coverage.
- Do I file a claim before you inspect?
- Generally no. A claim for what turns out to be normal aging can still land on your record. An inspection first lets you decide based on real facts.
- Will walking my tile roof break it?
- We move slowly on tile and step only where it can take the weight. On older tile roofs, the problem is often the underlayment rather than the tile, and we'll let you know if that's the case.
- Which materials do you install if work is needed?
- As an Owens Corning Preferred Contractor, we can explain their shingle lines. We'll also talk through what fits your roof and your budget.
